Nave Newell updated a site master plan and secured zoning and land development approvals for a $30 million renovation to the former Park Ridge Hotel in King of Prussia. Design work included site improvements to circulation and design for the future construction of a second hotel on the site. The newly renovated Sheraton Valley Forge opened in October 2012 with 180 guest rooms including 58 deluxe suites and 25,000 sf flexible meeting space. Nave Newell provided landscape design for the internal courtyard which featues a fire pit and glass enclosed swimming pool. The hotel also includes a 10,000 sf ballroom, restaurant and fitness center.
Valley Forge Casino Resort, Upper Merion Township, Montgomery County, PA
Nave Newell provided planning and design services for the adaptive reuse of the Valley Forge Convention Center and hotel complex into a new state-of-the-art, $150 million entertainment destination. This high profile land development project has injected new life into an aged facility.
The site design consisted of alterations to the circulation, main driveway and parking lot layout and associated re-grading as well as modifications to the stormwater and sanitary sewer conveyance systems servicing the site. Pedestrian-friendly amenities incorporated into the design included the addition of walkways to improve circulation and increased lighting for the safety of patrons and employees throughout this 24 acre site with more than 2,000 parking spaces.
To manage stormwater without the use of basins, rain gardens and amended soil mixes were developed. For grading and drainage, designers worked with the existing grades to minimize disturbance and enhanced the existing drainage system with rain gardens, grass lined swales and new piping systems.
Innovative landscape design resulted in both an aesthetically pleasing and more sustainable site. Landscape islands were added within portions of existing pavement to create a green area of trees and shrubs planted in an amended soil mix to improve site water quality and native species landscaping.
Since commencement of the project in 2007, the entire team has faced legislative, design and funding hurdles. Despite the complexities of this project, construction was completed on time and the new facility successfully opened on March 31, 2012. This accomplishment can be attributed to the collaborative efforts of both public and private entities including Upper Merion Township, GF management, King of Prussia Business Improvements District, Greater Valley Forge Transportation Management Association, the PA Gaming Control Board and the many project consultants.

Hilton Home2 Suites, East Whiteland Township, Chester County, PA
Nave Newell provided land development services to gain approval for commercial use at this site. An essential element to the project was to preserve the existing mansion’s character, providing appropriate parking and stormwater management for commercial use. Nave Newell obtained the necessary approvals for the site improvements and coordinated with Home Depot to obtain an easement for a utility connection.
Seaview Resort & Spa, Bayview Terrace, Galloway Township, Atlantic County, NJ
As part of a $12 million renovation project at the Seaview Resort & Spa, Nave Newell worked in conjunction with Varenhorst and prepared detailed plans for the construction of the Bayview Terrace which includes an outdoor patio, gazebo and serving annex for wedding and event receptions. Working with the architect, Varenhorst, Nave Newell prepared site improvements, irrigation, lighting and landscape design services. In addition to the design documents, we quickly secured local and county entitlements to ensure a timely start to site construction. Design and entitlements services were completed in 60 days.
Delaware River Waterfront Casino Development / S.S. United States Adaptive Re-use, Philadelphia, PA

Working closely with our client and the SS US Conservancy, Nave Newell prepared a thorough series of site assessments for mooring locations for the SS United States. Our investigation included review study of the Code Zoning Code, Resource mapping, coordination and investigation with US Coast Guard, Delaware River Basin Commission, City Streets and Planning Commission files on various alternative mooring sites. We recommended a preferred mooring location based upon selection criteria developed with the client during the project programming phase and working in conjunction with Varenhorst, assisted in developed a site Master Plan for the site redevelopment and rehabilitation of the SS United States as a casino, hotel, museum and mixed use development.
