Working closely with the entire project team, Nave Newell was able to secure Conditional Use, Preliminary / Final Land Development and NPDES approvals in five months for the construction of a new 25,350 sf state-of-the-art custom warehouse / office building within Phase II of the Highlands Corporate Center. Services included ordinance review, plan preparation and testimony before West Caln Township Board of Supervisors for Conditional Use and Land Development approvals which were secured a month ahead of schedule. Construction was completed in spring 2012.
Highlands Corporate Center, Valley Township, Chester County, PA
Since the early 90’s, Nave Newell has provided master planning and land development services for the Highlands Corporate Center, which is situated on 200 acres in Western Chester County. The center features high-quality office, manufacturing, flex and warehouse space with the flexibility to develop individual parcels at different times. Nave Newell was hired to modify the original Site Master Plan for the entire commercial park to optimize the available acreage while reducing infrastructure costs.
Project work has included representation before municipal authorities, the completion of an NPDES permit for regional storm water analysis and the creation of colored renderings that the property owner used for marketing purposes. In addition, Nave Newell evaluated the existing and proposed sewer main and pump stations and then designed a regional sewer alternative. The regional sewer alternative was proposed to minimize construction costs, as well as reduce the approval time by regulatory agencies.
CTDI Manufacturing and Distribution Facility, Valley Township, Chester County, PA
Nave Newell worked with the architect on this project and prepared land development plans for a two-phased light manufacturing and distribution facility totaling approximately 692,000 sf on approximately 43 acres within Phase III of the Highlands Corporate Center. This project was designed under difficult time constraints due to the relocation of manufacturing facilities and limited production down-times for the prospective tenant.
Perrier Bottling Facility, Lehigh County, PA
Nave Newell completed land development services to develop 28.5 acres of raw ground for a new 262,000SF manufacturing plant for this bottler of spring water. The site selection process required the evaluation of various parcels, the completion of utility and highway feasibility studies, aerial reconnaissance, and meetings with the Governor’s Response Team
The accelerated construction schedule required the preparation and approval of land development plans within a three month time period. Keeping down earthwork and utility costs were among the challenges in meeting this fast-tracked schedule. Other key issues addressed were the design of a sewer-metering manhole, the construction of a stormwater management basin with a floodplain, and the lining of storm facilities to avoid infiltration into the limestone subsurface. The site layout required a plan that would permit heavy tractor trailer traffic to and from the property, as well as accommodate a future 150,000 sf building expansion.
