The project included demolition of one of the two existing officebuilding, the addition of a five story office building and two additional three story office buildings; and integrated parking structure providing both above and below grade parking for more than 1,700 cars and revised parking and site circulation for the redeveloped site. In total, the project provides approximately 475,000 sf office space.

145 King of Prussia Road, Radnor Township, Delaware County, PA

145 King of Prussia RoadBioMed Realty Trust planned to redevelop the unoccupied portions of their 19 acre commercial property to create more attractive, leasable office and laboratory space. The redevelopment will include demolition of an existing building, design of a new 102,045 sf office/laboratory building and preservation of the two remaining buildings.  Additional parking will be provided utilizing the sloped topography in a terraced parking lot adjacent to the proposed building and with a parking structure on-grade, below the new building to improve circulation and provide effective connections throughout the campus. 

Challenges posed by the site included a tight limit of disturbance for redevelopment and significant utility coordination to separate the new building from overloaded existing campus.  After doing a thorough cost analysis including the investigation of existing utilities and feasibility of relocation, Nave Newell proposed a surface infiltration basin BMP within the lawn area as the most cost effective stormwater solution.   Nave Newell assisted BioMed in obtaining zoning relief and land development approvals, as well as the required NPDES permit for redevelopment within an Act 167 watershed and a sanitary sewer planning module.  When complete, BioMed will have newly designed, LEED certified laboratory and office space to enhance their portfolio of quality assets and merit national recognition for environmentally sustainable design.

240 Radnor Chester Road, Radnor Township, Delaware County, PA

240 Radnor Chester RoadNave Newell assisted Keystone Property Group with their plans to completely redevelop this 105,000 sf office complex over two phases.   Initial parking lot improvements included reconfiguration, expansion and re-striping to create additional spaces, inclusion of grass islands, and the conversion of the existing rear loading area to a main entryway.  The second phase incorporated a 2-story parking garage in the rear of the site.  Nave Newell prepared site plans, landscape/lighting plans and stormwater management design during the course of the two phases. 
 
Throughout the approval process, Nave Newell worked with the client and Township Engineer to design appropriate stormwater management controls for the existing and proposed conditions.  For proper redevelopment of the existing site, Nave Newell prepared a specific Demolition Plan showing areas where Keystone desired to preserve vs. remove existing pavement and associated site improvements.  The result is an upgraded one and two story, Class A+ office complex in a highly desirable suburban Philadelphia location featuring a grand atrium entrance with multiple entrances and improved circulation and parking.

Executive Park at East Gate, Mount Laurel Township, Burlington County, NJ

Executive Park at East GateThe existing building, formerly utilized by one tenant as an industrial office, was outdated and unoccupied.  Keystone Property Group selected Nave Newell to provide full land development services to revitalize the 16.8-acre site of the existing building, renovate the parking lot and provide landscape and vehicular traffic improvements. The site was redeveloped to bring it up to current office standards and make it more attractive to multiple tenants.

Challenges posed by the site’s location included a pond and wetlands located on the site, frontage on 3 streets and dead-end traffic from East & West Park Drives.  Parking lot renovation work involved the reconfiguration of the northerly and southerly parking lot to include a reorientation of the parking spaces, inclusion of grass islands and the relocation of the entrance drives; construction of a drive aisle along the westerly side of the building is also needed to connect the two parking lots and improve traffic flow.

Nave Newell assisted the client’s attorney with application administration and meeting with client representatives and municipal officials to obtain approvals necessary for the project.  As a result, Keystone Property Group has enhanced site with attractive, leasable office space, increased landscaping and improved traffic flow.

Valley Forge Office Center, Tredyffrin Township, Chester County, PA

Valley Forge Office CenterNave Newell assisted Keystone with site improvements required for building expansions and upgrades for this existing 6-building, 480,000 SF center along East Swedesford Road.  Site improvements included accommodations for multiple building entranceways while addressing ADA access, grading, drainage and BMP design, reconfiguration of the existing parking lots for additional parking spaces with inclusion of grass islands, utility coordination, and SEPTA coordination along with PennDOT permitting for the construction of sidewalks and a bus shelter along East Swedesford Road.  Work also included close coordination with the Chester County Conservation District to obtain erosion and sediment plan and NPDES approval.
