Devereux, Various Campuses, Chester County, PA

Devereux Kanner CenterDevereux, based in Villanova, Pa., is the nation's largest nonprofit behavioral health-care provider for individuals with developmental/intellectual disabilities, behavioral disorders and mental illness.  The Foundation operates eight facilities throughout Southeastern Pennsylvania that serve as residential, educational and social services centers for their clients. 

Since 1992, Nave Newell has served as Devereux’s land development consultant for campus improvements, additions and redevelopments throughout Southeastern Pennsylvania.  Nave Newell has been instrumental in planning and designing site improvements and infrastructure upgrades, including utilities, to enable Devereux to efficiently incorporate their programmed improvements in phases over the course of the duration of their various campus Master Plans.

Melmark School, Newtown Township, PA

Melmark is a comprehensive multi-service provider of residential, educational, therapeutic and recreational services for children and adults with developmental disabilities. Their campuses are located in Pennsylvania and Massachusetts.

In the summer of 2007, Melmark selected Nave Newell to address their site improvements associated with residential expansions, gym and main building expansions, vehicular and pedestrian accessibility and circulation, emergency access, parking expansions, and new campus-wide sewer improvements, including pump station and tie-in to public sewer. Services included land surveying, site grading, drainage, stormwater management, infiltration design, utilities, landscape, lighting and E&S controls for the proposed improvements, as well as expert testimony before the municipalities and associated permitting and approvals.. 

Nave Newell also developed a Comprehensive Master Plan to visualize Melmark’s short and long term campus improvements, ensuring proper sequencing and cost optimization, while allowing programming flexibility due to fundraising.

Chestnut Hill College, Philadelphia, PA     

Nave Newell worked closely with Chestnut Hill College and Voith & Mactavish Architects, to create a Campus Master Plan and build a new dormitory necessary to meet the needs of its growing student population. Nave Newell prepared the Zoning Plan Exhibits to obtain a special exception and variance to expand the pre-existing non-conforming use within a residential district and to construct the dormitory with a height greater than code permits as well as  a prepared a Demolition Plan and Site Construction Plans and documents for construction of the dormitory.

In 2006, the College sought to further expand its existing campus and purchased the 30-acre SugarLoaf estate diagonally located from the existing campus across Germantown Avenue.  This purchase enabled the College to nearly double the size of its campus, while avoiding additional construction on the existing campus and preserving the remaining green space.  In the short term, existing structures at SugarLoaf provided "swing space" as buildings on the main campus are prepared for adaptive re-use and renovation. Long-term, the property provides space for additional residential and academic buildings.  

For the SugarLoaf estate, Nave Newell prepared an ALTA survey of the property’s existing  features and created a Zoning Application Plan to assist the College's attorney in obtaining the necessary use variances based on the property’s existing building configuration.  Upon obtaining the necessary variances, the College moved forward with plans to expand the historic Greenfield Mansion and Nave Newell worked with Voith & Mactavish Architects to obtain the necessary stormwater management approvals to permit construction of the proposed addition located in the Wissahickon Watershed.

Malvern Preparatory School, Malvern, PA

Malvern Preparatory School wanted to continue it’s tradition of providing a caring environment focused on academics while also providing a balance between spirituality, arts, athletics and activities with a new Center for the Arts on its campus.  Voith and Mactavish Architects was retained as the project architects and selected Nave Newell to provide surveying, land development, civil engineering, permitting applications and zoning relief for the new Center for the Arts. The nearly 100 acre site for the proposed Center for the Arts required several variances for zoning relief including height, distance between the buildings and setback from the internal street.

Nave Newell obtained approvals to permit the Center for the Arts to be constructed, and prepared Preliminary/Final Land Development plans required to construct the 17,434 square foot facility.

William Penn Charter School, Philadelphia, PA

The William Penn Charter School developed a campus master plan to address space and programmatic needs as the funds become available for their 44-acre campus.  The school placed a high priority to raise funds to build a new performing arts center with a green building component and selected the team of Voith & Mactavish Architects and Nave Newell to complete this project. The performing arts center currently under construction will include a 650-seat theatre, a band and choral room, several offices and a storage area. 

Nave Newell worked with the architect on the development of preliminary and final design for the new performing arts facility. Nave Newell participated in collaborative meetings with the architect, Penn Charter and neighbors to develop an acceptable building program for all parties.  Additional services included the preparation of a zoning exhibit for submission to the City of Philadelphia to receive height variance, expert testimony before the City’s Zoning Board of Adjustment and a land development plan set to receive necessary City of Philadelphia approvals as well as provide site grading, landscape, lighting and E&S controls for the proposed building. Nave Newell was able to procure an NPDES permit from the PADEP and Philadelphia Water Department within 60 days.  This project is pursuing LEED certification.

Springton Manor Elementary School, Wallace Township,PA

Downingtown Area School District needed to accommodate the growing student population within their district.  They proposed to build a new elementary school in Wallace Township and selected DWKCB Architects to design the new facility.  DWKCB selected Nave Newell to provide required land development services for the new 750-student elementary school, located on a 25.55 acre site. 
                                   
Use and land development approvals were required from the Township, as well as PennDOT approval for the proposed access drive, which required close coordination with the school district during acquisition of additional right-of-way for the lowering of State Road. Coordination was also required with the Township Municipal Authority to permit discharge of the proposed sanitary sewer directly into an existing treatment lagoon.

Within 13 months, Nave Newell obtained conditional use, land development and Penn-DOT approvals for this project; ensuring that the District would be in a position to construct the new school for occupancy beginning in 2008.

St. Peter's Church, West Brandywine Township, PA

Saint Peter's Church owns approximately 90 acres where the existing facilities have become incapable of serving the needs of their growing Parish.  In 2002, they began an aggressive building expansion program.  Saint Peter's Church proposed to build a 1,000-seat church with daily chapel, school, parish hall and rectory on their property.

Nave Newell coordinated the preparation of a feasibility study.  This study revealed complications with soil conditions, which rendered onsite sewage disposal unfeasible.  Saint Peter Parish then began pursuing other options.  Ultimately, they reached agreement with the Archdiocese of Philadelphia to purchase approximately 45 acres in West Brandywine Township for the purpose of constructing their new parish facilities.  The Coatesville Catholic Consolidated Education Schools (CACES) decided to also build their new school on an adjacent lot.  The proposed new campus would include a 1,000-seat church, a school (900 student capacity) with a gym and associated recreational fields, a parish hall with banquet facilities, and a rectory.  Nave Newell assisted in the site analysis, land planning, utility feasibility studies and negotiations with the Archdiocese on the land transfer.  Nave Newell also handled the special exception application required by the township.

Sacred Heart Parish, Royersford, PA

This project involved the renovation and expansion of Sacred Heart Church in Royersford, Pennsylvania.  The church desired additional space for their parish center and a new gymnasium for its elementary school. 

Nave Newell worked with the church Building Committee to first develop a Master Plan and then provide land surveying, civil engineering and landscape design services.  Improvements were made to parking, driveways, entrance/exit-ways, stormwater management, and vehicular circulation.  Nave Newell coordinated with the church, the parish community, the Borough of Royersford, and the project architect (Voith & Mactavish) to streamline site and building design efforts, as well as to obtain the necessary permit approvals for the project.
