
Nave Newell understands that the land development approval process continues to become more complicated. Our clients rely on us to take them from idea to buildable project, while navigating more difficult land sites, increases in regulations, and more-involved communities.
Nave Newell completed a boundary survey of the 228 acre property and prepared Land Development Plans to obtain township approval for reconstruction of 19 greens on Sunnybrook’s golf course. Nave Newell obtained an NPDES permit from the PA DEP and Erosion and Sedimentation Control Plan approval from the Montgomery County Conservation District. To reduce the project cost, Nave Newell convinced local reviewing agencies that sediment traps and basins were not necessary since the reconstruction resulted in minimal earth disturbance.
Nave Newell quickly obtained approvals within a 6 month timeframe so construction could be completed during the growing season, minimizing disruption to course operations. Additionally, Nave Newell assisted the Club and architect with obtaining a waiver from land development for their club house renovation and expansion project.

Nave Newell surveyed the 12 acre site for land development and prepared Demolition Plans for the existing clubhouse and Land Development Plans for construction of a new clubhouse, pool house and associated parking and utilities.
Close team coordination was required to maintain use of the existing clubhouse during construction of the new building, new utility lines and abandonment and removal of all old utilities. The design of a creative stormwater management system was necessary to comply with the stringent NPDES requirements for the site located in an area that does not infiltrate.

Newell completed engineering plans and design calculations to receive
land development approval and obtain permits for this 170-acre private
championship golf course and associated building construction. This project
included the construction of an 18-hole golf course, a 4,400 square foot
cart shed, a 6,000 square foot clubhouse, more than 16,000 square feet
of new maintenance facility buildings, as well as associated parking
lots for all the new facilities. This project was extremely complex
because of the topography, wetlands, and PennDOT permit requirements. Nave
Newell completed a floodplain analysis and coordinated with the client,
the Township, several departments within the Pennsylvania Department
of Environmental Protection, the Unites States Army Corps of Engineers,
and PennDOT to secure the necessary permits for the project.

Newell worked with the building architect, Voith & Mactavish, and
the property owner, Huntingdon Valley Country Club, to prepare the necessary
land development plans to accommodate an addition to the clubhouse. Nave
Newell asked the Township to grant a waiver from the Land Development
Process, because the original site plan for the facility included enough
square footage to accommodate future development, such as that which
was proposed. The Township granted the waiver, thus requiring Nave
Newell (on behalf of the property owner) to submit the necessary grading
and stormwater management plans to allow the clubhouse addition. The
site design and necessary plan submissions were coordinated with the
architect and the Club.

Newell completed a site master plan for this exclusive community, which
is composed of 750 single-family estate homes, carriage homes and town
homes interspersed around an 18 hole, professional golf course. A
complex and sophisticated project, the Odessa National Golf Course Community
features a clubhouse and driving range, walking trails, active recreation
parks and vast amounts of open space.
The site encompasses over 600 acres of farmland and woodland. Environmentally sensitive areas were maintained in the Site Master Plan. The proposed development was designed to be in harmony with the natural beauty of the property.
The project required several pump stations, the delineation of floodplain areas and the design of a regional storm water management system in conjunction with golf course irrigation. Nave Newell completed floodplain studies for Hangman’s Run and Beaver Branch. In addition, the firm was responsible for preparing a Letter of Map Revision, which previously had not been completed for this property.

Newell provided land planning, civil engineering, and landscape architecture
services to redesign and redevelop the club’s existing golf-cart
storage and maintenance facility. The new Golf Operations and Logistics
Facility is sited to minimize impacts to the course, existing club house
and valet parking area while improving golf cart staging, cart circulation
and modernized maintenance facilities. Additional project improvements
also included the redesign and reconfiguration of the cart paths with
textured concrete and unit pavers, the design and installation of an
intimate seating grotto to be used for club events, the re-construction
of a new half-way house and tennis courts, connecting sidewalks, and
extensive site landscaping.
