
Nave Newell understands that the land development approval process continues to become more complicated. Our clients rely on us to take them from idea to buildable project, while navigating more difficult land sites, increases in regulations, and more-involved communities.
Nave Newell worked closely with Sapphire to develop this 106 acre site as a 688,000 sf retail power center to include big box sites, junior anchor stores and restaurant and bank pad sites for major national retailers. With our land planning, civil engineering and surveying departments on board, Nave Newell took the lead in all communication and coordination between government agencies, the developer and retailers; creating a win-win situation for all.
Nave Newell coordinated with numerous municipalities and provided land development services for $30 million in site improvements, costs that were minimized as a result of early schematic engineering. We obtained rezoning, land development approval and an expedited NPDES permit within 18 months. Using the latest technological innovations, we created a site with the best layout and grading scenario to overcome site construction challenges including shallow bedrock, while maintaining store visibility and developing a “green” center. Highway improvements required surveying major intersections and High-Definition laser scanning was used to expedite the survey and ensure it was performed safely.
Nave Newell also served as the facilitator throughout the accelerated due diligence period and provided 150 concept plans as well as leasing plans and site plans for the major anchor retailers.

In March 2007, Acme challenged Nave Newell with an extremely tight deadline. The existing 20,000+/- sf Acme store, constructed in 1958, would be demolished and replaced with a 32,600 sf store and approximately 7,200 sf of additional retail space. A two-story office building was also proposed and an existing movie theater would remain on the site. Acme’s goal was to obtain Township and County Site Plan Approval and have building permits in time to close the existing store shortly after the Labor Day, and complete construction on the new store in time for the 2008 Memorial Day weekend.
Redevelopment included closing one of the two site entrances on Long Beach Boulevard, requiring the relocation of a traffic signal and the reconfiguration of the traffic striping along the frontage.
Nave Newell was able to prepare fully engineered plans and submit to the Township in less than three weeks and the project received preliminary and final approval.

This project involved performing two HDS scans of this historic building’s facade in downtown West Chester. The project also included processing the data to provide a single architectural elevation of the front of the building, a plan drawing of the elevation and two profile drawings for the east and west elevation all with supporting CADD and scan data in digital format.
The resulting data was used for presentations, as a basis for the historic preservation documentation and for the development of construction documents to incorporate the building’s overall concept as the entrance to the new West Chester Hotel. Obtaining building measurements and architectural details using conventional methods in this urban setting would have taken days. Laser scanning the building façade was completed in two hours, not only saving the client time and money, but also providing them with more accurate measurements and multiple deliverable options.

Services: High-Definition SurveyNave Newell provided the planning and engineering services for the conversion of this former Wawa pad site to a DNB First bank branch at the intersection of Route 202 and Oakland Road, including obtaining all necessary land development approvals and permits. Work also included the construction of drive-up windows along the eastern side of the building. The new bank was designed to be reminiscent of Andrew Wyeth artwork, to blend into the community of Chadds Ford and to welcome for customers.

Nave
Newell completed land planning, civil engineering and land surveying
services for this renovation project. The facility was converted from
a traditional enclosed mall layout to a shopping center layout. The transformation
required the demolition of 1/3 of the existing mall to accommodate several
out parcel lots and provide access to the in-line retail establishments.
To improve circulation and alleviate traffic problems on adjoining roadways,
Nave Newell redesigned site access and the parking lot configuration.
The stormwater management systems were completely redesigned to improve
offsite runoff problems and eliminate the discharge of stormwater into
a sinkhole. Expert testimony and representation at township zoning hearing
board meetings were provided to support a request for multiple variances
for redevelopment of the site.

Nave
Newell provides land development services for 100 new store projects in Southeastern
Pennsylvania and Southern/Central New Jersey. The store pictured represents
the company’s new retail concept, featuring expanded sites, larger
convenience stores and gas stations.
These new 5,500 SF stores are usually located on five-acre sites and must be designed to provide easy access from major highways and easy entry to the buildings.
For most new construction projects, Nave Newell facilitates the township approval process, coordinating the development and presentation of site plan designs with the attorneys, land planners, traffic consultants and other professionals involved in a project. Sensitivity to community concerns is incorporated in the land planning scheme and reflected in sophisticated presentation materials for consideration by neighbors and township authorities. Regulatory compliance and permitting issues are paramount, since all Wawa stores are located on major roadways.

Tractor
Supply Company is the largest retail farm and ranch store chain in the
United States. Nave Newell was selected to design full land development
plans for one of the first Tractor Supply stores built in the state of
New Jersey. The Keith Corporation, a full service real estate firm based
out of Charlotte, North Carolina had limited knowledge of the New Jersey
land development process. Nave Newell advised and guided them through
the process for both 22,600 sf retail stores in New Jersey.
Nave Newell obtained a use variance for the Southampton site because
20 of the 23 acres was unusable due to a 470’ PSE&G power line
easement crossing the site. The Pilesgrove site is 3.5 acres, but
also posed a challenge since it shared a driveway with a WaWa convenience
store. For both stores, Nave Newell implemented new stormwater
regulations, NJDOT Access Permit Approval, Conservation District approval,
septic design and obtained county septic approvals. Construction
is scheduled to begin in the summer 2006.

This
approved project involved demolishing 80,000 SF of the Lincoln Shopping
Center and re-constructing a 122,000 SF Lowe’s Home Improvement
Center and new restaurant pad site. Nave Newell was responsible
for designing site and circulation improvements, including the re-alignment
and signalization of the center's entrance intersection, driveway, parking,
and site landscaping.
