
Nave Newell is currently assisting HCR-ManorCare with renovations and additions to three of their existing facilities in Upper Merion, Lower Makefield and Bethlehem. Nave Newell’s history working with this ManorCare began in 1992 and has included land surveying, civil engineering design and construction administration services for more than 17 long-term care, assisted living, or special care facilities located in Pennsylvania, New Jersey, and Delaware. Nave Newell has engineered the design of building pads, parking lots, drive aisles, stormwater management facilities, utilities, sanitary pump stations and retaining walls.

Shire at Somerdale, Somerdale Borough, Camden County, NJ
This 38-unit townhouse development for a 55+ community is a successful example of infill development. Nave Newell’s design redeveloped an unused parcel of 6.4 acres of land. The high density community provides townhomes clustered in groups of four and six, overlooking the Cooper Creek wetlands area.
Nave Newell secured approvals as well as general permits and a Transition Averaging Plan. The site required a pump station and retaining walls. Soil erosion control was also an important aspect of the project due to the steep slopes and sandy soil.

Nave Newell completed a site master plan for this exclusive community, which is composed of 750 single-family estate homes, carriage homes, town homes and 55+ age-restricted ranch style homes interspersed around an 18 hole, professional golf course. A complex and sophisticated project, the Odessa National Golf Course Community features a clubhouse and driving range, walking trails, active recreation parks and vast amounts of open space.
The site encompasses over 600 acres of farmland and woodland. Environmentally sensitive areas were maintained in the Site Master Plan. The proposed development was designed to be in harmony with the natural beauty of the property.
The project required several pump stations, the delineation of floodplain areas and the design of a regional storm water management system in conjunction with golf course irrigation. Nave Newell completed floodplain studies for Hangman’s Run and Beaver Branch. In addition, the firm was responsible for preparing a Letter of Map Revision, which previously had not been completed for this property.

Nave Newell performed site improvements, stakeout and houseline stakeout for 62 small lot clustered singles within this 55+ active adult community. The community which was started in 1971 has grown to 2132 homes and includes three clubhouses, two pools, a putting green, driving range and tennis. Challenges of the project were its compact nature and aggressive construction schedule. Nave Newell worked closely with the site designer to resolve design issues as they occurred.
