Heritage Strasburg, Phase II, Strasburg Borough, Lancaster County, PA

Nave Newell worked with the developer to complete Phase II of the Heritage Strasburg 55+ active adult community. Situated in Strasburg Borough, this neighborhood includes preserved green space and walking trails and when complete, Phase II will have 64 age-restricted single-family units.  Nave Newell revised the design and layout of the site to eliminate rear access alleys and incorporate front entry garages and submitted the project for land development approvals. Nave Newell value engineered the vertical site design to eliminate on-site retaining walls and reduce rock excavation required which saved the client $1 million in construction costs.  Assisting Charter with an NPDES permit renewal, they were able to stay grandfathered to the original conditions and obtain a 5-year permit.


Brightview Devon, Tredyffrin Township, Chester County, PA

Nave Newell is currently working on the development of a new senior living facility in Wayne. The project includes redeveloping a 2.75 acre commercial property along E. Conestoga Road into a 193-bed Brightview Life Care Facility which will provide multiple lifestyle options including independent apartment living, assisted living and memory care facilities. 

Given the complexity of both site and building programs, Nave Newell worked closely with Shelter to develop site plan options to meet their needs.  Once complete, Nave Newell then provided expert testimony before the Tredyffrin Township Zoning Hearing Board in order to make way for the 5-story building.  While the site is less than 3 acres, the combination of a fully programmed site and poorly drained underlying soils, made site grading, stormwater design and water-quality improvements challenging. The incorporation of a 26,600 sf green roof enabled Nave Newell to secure both Township and DEP stormwater, grading and NPDES permits.  

Nave Newell's landscape architects designed an independent living garden to create a sense of community and encourage interaction between residents. The garden includes a bocce court, fire pit, pergola, outdoor seating, planting table and a perennial herb that’s used by the chef. 

The project is currently under construction and scheduled to open in April 2019.



Arbour Square, Plymouth Township, Montgomery County, PA

Nave Newell is working on the development of a new senior living community in Plymouth Township. Situated just off the Turnpike Interchange, the proposed project is a 4-story building with 210 units and 145 parking spaces. 

A challenging site for multiple reasons – regular and proactive communication with Township officials helped reduce the number of municipal reviews and the project timeline, leading to the successful execution of the engineering design. Getting sewer to the site ultimately posed a challenge since it was far from any potential hookups. After considering various options, the resulting design included a pump station and force main extension from Corson’s Lane to Chemical Road. Located in karst/limestone geology also prohibited infiltration and required a unique stormwater design. Our engineers worked closely with the Conservation District (CD) on a slow release design to enhance water quality while also meeting rate. A new concept and the first one reviewed by the CD. Two-rain gardens on the site utilize native plants to welcome wildlife and create a natural and aesthetically pleasing setting for residents.

Nave Newell secured conditional/final plan approval from the Township. Additional third party permits are in process and construction will begin in the summer of 2018.



HCR ManorCare Facilities, PA, NJ and DE

Nave Newell recently assisted HCR-ManorCare with renovations and additions to four of their existing facilities in Upper Merion, Lower Makefield, Lebanon and Bethlehem.

Nave Newell’s history working with this ManorCare began in 1992 and has included land surveying, civil engineering design and construction administration services for more than 17 long-term care, assisted living, or special care facilities located in Pennsylvania, New Jersey, and Delaware. Nave Newell has engineered the design of building pads, parking lots, drive aisles, stormwater management facilities, utilities, sanitary pump stations and retaining walls.




Shire at Somerdale, Somerdale Borough, Camden County, NJ

This 38-unit townhouse development for a 55+ community is a successful example of infill development. Nave Newell’s design redeveloped an unused parcel of 6.4 acres of land. The high density community provides townhomes clustered in groups of four and six, overlooking the Cooper Creek wetlands area. The site also included a pump station and retaining walls.

Nave Newell performed site improvements, stakeout and houseline stakeout for the townhouses. Nave Newell also secured approvals as well as general permits and a Transition Averaging Plan. Steep slopes and sandy soils posed significant to the design of the subdivision.

            

Odessa National Age-Restricted Golf Community, New Castle County, DE

Nave Newell completed a site master plan for this exclusive community, which is composed of 750 single-family estate homes, carriage homes, town homes and 55+ age-restricted ranch style homes interspersed around an 18 hole, professional golf course. A complex and sophisticated project, the Odessa National Golf Course Community features a clubhouse and driving range, walking trails, active recreation parks and vast amounts of open space.

The site encompasses over 600 acres of farmland and woodland. Environmentally sensitive areas were maintained in the Site Master Plan. The proposed development was designed to be in harmony with the natural beauty of the property.

The project required several pump stations, the delineation of floodplain areas and the design of a regional storm water management system in conjunction with golf course irrigation. Nave Newell completed floodplain studies for Hangman’s Run and Beaver Branch. In addition, the firm was responsible for preparing a Letter of Map Revision, which previously had not been completed for this property.
