Amazon Delivery Station - 1103-1113 Ridge Pike

The redevelopment of 1103-1113 Ridge Pike involved the consolidation and improvement of two adjacent commercial industrial sites totaling nearly 20 acres. Each site had existing buildings that were well over 50 years old. 1103 Ridge Pike, a former 7UP bottling facility, was underutilized for decades. 1113 Ridge Pike was home to the former Stroehmann Bakeries building. Both properties combined presented a significant redevelopment opportunity.
Multiple adaptive re-use options were being considered when Amazon expressed interest in becoming a tenant as they were ramping up the development of neighborhood distribution centers. The bakery building site was combined with the adjoining 7UP parcel. Then, the old bakery building was demolished to allow for parking and circulation and the 110,000 sf 7UP building was fully renovated for Amazon services, including a 10,000 sf office/training center addition
Prior to development, the site was mostly impervious and completely void of stormwater management controls. As a result, stormwater management became a driving factor in the site planning and design as well as the project budget and schedule. Due to underlying karst geology, we were unable to infiltrate. Our engineers utilized two Managed Release Concept (MRC) systems and two Subsurface Detention Systems to collect, treat, and slowly release stormwater. The site was greened from 14% to 20%. All approvals were secured and the new Amazon Delivery Station opened to serve the community in 2021.
