Penn Medicine Southern Chester County was recently named Best New Development, Medical Office Building and Other Outpatient Facilities, in the 50,000 to 99,999 square feet category at the 2016 Healthcare Real Estate Insights™Awards. About the Project
Penn Medicine Southern Chester County is a multi-story, 72,000 sf state-of-the-art outpatient services center and medical office building located on 45 acres at the intersection of Route 1 and Route 796. Strategically located in a fast growing area of Chester County, this building serves as the southernmost satellite location for Penn Medicine’s Chester County Hospital. The building opened 100% leased in June 2015 and is managed by Anchor Health Properties.
Site improvements for this $23 million project included 500 parking spaces, a boulevard entrance with a significant landscape buffer and stormwater management facilities. The project also required offsite roadway improvements to the Route 1 off-ramp, Route 796 and design to widen Woodview Road. Much of the parcel remains open space.
Nave Newell assisted in obtaining exceptions to the Township ordinance for building size and parking space dimensions and secured relief for the use of public water. Close coordination was required with the traffic engineer to meet both PennDOT and State/County stormwater requirements. This was a challenge since the roadway improvements were in a different watershed than the site improvements. Nave Newell worked with DEP and the Chester County Conservation District to ensure water quality requirements were met and to secure an NPDES permit. All approvals were obtained and construction began in April 2014.
