Every December along with holiday parties and shopping comes year-end reviews to plan for the new year! This year, when we looked at Nave Newell’s top projects of 2022, it was interesting to see the diversity of project types.
Throughout 2022, our team has worked on the design, permitting, and approvals of everything from affordable housing to luxury apartments. From small to large-scale manufacturing and warehouse facilities. We also worked for educational institutions and golf and country clubs. It wasn’t easy to pick just a few that stood out, but here they are – Nave Newell’s Top Projects of 2022.
Industrial manufacturing facilities and distribution warehouses
Valley Logistics Park, Maxatawny Township, Berks County, PA

This industrial warehouse distribution project has been in the works for quite some time. Working previously for Duke Realty and now Prologis, the proposed development includes two new buildings with warehouse logistics space located on 272 acres. From early on, Nave Newell supported Duke in due diligence and planning efforts. Work included many variations of site layout to meet the needs of both our client and their tenants. The resulting two buildings will be 657,600 sf and 1,001,700 sf. The site will include trailer and car parking, 450 dock doors, and planning for future parking. Nave Newell is currently progressing through land development approvals, PADEP permitting, and other third party approvals. The $90M construction project should be complete by the end of 2024.
Precision Polymer, Pottstown Borough, Montgomery County, PA

Nave Newell is excited to be part of this manufacturing facility expansion project for Pottstown-based, PPP. As a manufacturer of polymers, PPP serves the medical, automotive, electronics, and pharmaceutical industries.
On Monday, December 12th, we received Preliminary/Final Site Plan approval from the Pottstown Borough Council! The proposed development includes a 14,700 sf expansion, which will triple the size of the manufacturing facility, and when fully operational, allow them to add 50 new jobs to the Borough. Site design involves associated parking lot improvements, stormwater management, landscaping, and lighting.
They hope to break ground in 2023!
Affordable housing projects
Struble Ridge, Honeybrook Township, Chester County PA

This project involves the expansion of the former Brandywine Terrace’s 40 lots to 113 lots and an overall transformation of the property. The revitalized manufactured home community will be known as Struble Ridge.
Our planners and engineers came up with a site design that achieves an economically feasible yield, while respecting surrounding natural resources. The pedestrian-friendly neighborhood will have landscaping and fully ADA-accessible sidewalks. It will link residents to active recreation areas/playgrounds, nature trails, and eventually provide a direct connection to a future Township trail. New connections to public water and sewer will also eliminate health hazards. This project is proof that manufactured housing communities are not what they used to be!
Approvals are secured and this project will go to construction in 2023.
Conowingo Mobile Home Court, Cecil County, MD
A little further south, we’re working for the same developer on another one of his properties. At this location, we provided design and permitting services for the sanitary sewer infrastructure and wastewater treatment plant improvements. Construction is currently underway on the sewer infrastructure.
Schools – K-12 and higher education
Saint Joseph’s University, Lower Merion Township, Montgomery County, PA

Our work on the St. Joe’s campus originally started back in 2020 with the master plan. Over the last year, we have been working on the:
- Kinney Center expansion and improvements
- Kelly Plaza renovation
- Overall mapping and zoning calculations for the Lower Merion side of campus
Lots of exciting projects happening on this campus and we’re thrilled to be a part of it!
Father Judge High School, City of Philadelphia, PA
Currently under construction is the new Career Pathways Academy at Father Judge High School.
For this project, we worked with McGillin Architecture on a new, 2-story, 20,000 sf state-of-the-art facility. Our work included City of Philadelphia zoning and building approvals.
This facility will be dedicated to Career & Technical Education (CTE) which will be home to the Faulkner Automotive Training Center. The CTE program at Father Judge provides students with the training and certifications required to fill high priority occupations across the Commonwealth of Pennsylvania. This project received Redevelopment Assistance Capital Program (RACP) funding for construction.
Apartments and townhomes
Great Valley Corporate Center, E. Whiteland Township, Chester County, PA
Last spring, we secured a zoning amendment to allow up to 400 apartments, .5M sf of corporate office space, and supporting retail. However, we are still in the early stages of this project, working with Philadelphia Suburban Development Corporation (PSDC) on advancing sketches for a multifamily product. Stay tuned for more!
Valley Suburban Center, Valley Township, Chester County, PA

If this rendering looks familiar, it’s because this property has gone through many iterations over the years.
This year, all approvals have been secured for Lot 2, Phase 1 which is now under construction – infrastructure for the entire property is going in as well as 98 townhomes in Phase 1 for Ryan Homes. In fact, we just delivered the site for the model homes this month.
Lot 1 is also in process and the proposed development will include another 100 townhouses and 10 acres set aside for future neighborhood retail.
Golf and country club projects
Llanerch Country Club, Haverford Township, Delaware County, PA

Situated just above the 18th green at Llanerch are two new pavilions. They create an ideal spot for golfers to relax, grab a bite to eat, or have a drink at the end of their round. For clubs, it’s a great way to boost their food and beverage revenue!
During the pandemic, Llanerch Country Club reached out to us about exterior amenity enhancements. We quickly got to work on the design and permitting required for these two pavilions. The outdoor seating areas to expand dining options for the club. Our work included a survey of the existing features, utility investigation, site plan design, stormwater management, and a grading permit plan. With careful design, we were able to avoid full land development and quickly get the project approved. The new space was completed earlier this year – check out all of the photos on our blog post from earlier this year.
Waynesborough Country Club, Easttown Township, Chester County, PA

This year, we worked with Waynesborough on a course restoration project. The project included the reconstruction/regrading of tee boxes and bunkers, minor expansions to greens, new Bentgrass areas, minimal drainage and adjustments to fairway grassing lines, and stream relocations. Construction was completed in October 2022.
